Selling a home with smoke or pet odor is common in Orange County — and more manageable than many sellers realize. The key is addressing it in the right order and having documentation that protects you throughout the transaction.

Step 1 — Get an Honest Assessment

Before you do anything else, have someone outside your household walk through and give you an unfiltered read on what buyers will experience. People who live with pets or smokers become accustomed to the smell and consistently underestimate how strong it is to buyers walking in fresh.

Step 2 — Treat in the Right Order

• Pet odor: Identify source with UV light, enzyme treatment at source, carpet and padding replacement if needed, ozone, paint if walls are affected
• Smoke odor: HVAC filter replacement, TSP wall wash, shellac primer, paint, ozone, carpet replacement if heavily contaminated

Do not paint before treating smoke or you will seal in the odor compounds below fresh paint. Do not steam clean pet-contaminated carpet before enzyme treatment or you will activate and worsen the odor.
