Open houses create first impressions at scale — potentially dozens of buyers walking through in a few hours. Smell is the first thing they experience and one of the hardest to overcome if it is negative.

Pre-Open-House Odor Assessment (48-72 Hours Before)

• Walk through the property fresh — arrive cold after being outside, let your nose reset
• Open the front door and pause — what is the first thing you smell?
• Check each room individually including closets, bathrooms, and garage
• Get down near the carpet in rooms with pets — odor is stronger at floor level
• Check around HVAC vents — does turning on the system release odor?
• Ask the seller directly about pets, smokers, recent water intrusion, and cooking odors

Treatment Timing

• Professional ozone treatment: schedule 24-48 hours before open house
• Carpet cleaning if needed: 48+ hours before — carpet needs to dry completely
• Fresh paint if smoke: at least 48 hours before — paint smell on top of smoke smell is not better
• HVAC filter replacement: day of or day before

What NOT to Do Before an Open House

• Do NOT use air fresheners or candles — sophisticated buyers recognize this immediately and it signals a hidden problem
• Do NOT run ozone treatment within 2 hours of the open house — ozone residue has its own detectable smell
• Do NOT steam clean pet-contaminated carpet without enzyme pre-treatment
• Do NOT ignore small odors in individual rooms — buyers open every door
