Water damage and mold odor often go together โ€” mold can begin growing within 24-48 hours of a water intrusion event. Here is the correct sequence of action.

Step 1 โ€” Stop the Water Source

Nothing else you do will produce lasting results if the water source is still active. A slow drip behind a wall that continues after remediation will re-grow mold on any treated surface within weeks.

Step 2 โ€” Extract Water and Dry Aggressively

The window for preventing mold growth after water intrusion is 24-48 hours. Aggressive drying in the first 24 hours โ€” extraction, air movers, dehumidifiers โ€” is the only way to prevent mold from establishing. If more than 48 hours have passed and the area was not aggressively dried, assume mold growth has begun in any wet porous material including drywall, carpet, wood framing, and insulation.

Step 3 โ€” Assess for Mold Growth

Signs of mold growth after water damage: visible mold spotting on surfaces, musty odor that intensifies near the affected area, drywall that appears discolored or has soft spots, or odor that persists after the area appears dry. For significant water events, professional mold assessment is appropriate before remediation begins.

Step 4 โ€” Remediation Before Odor Treatment

Odor treatment is not mold remediation. It addresses the airborne odor compounds produced by mold but does not kill mold in structural materials and does not prevent regrowth. Applying odor treatment to a mold-contaminated space without first remediating the mold produces temporary odor reduction followed by return of both the mold and the odor.

Step 5 โ€” Odor Treatment After Remediation

Once mold remediation is complete and moisture levels are confirmed normal, professional ozone or hydroxyl treatment addresses remaining airborne mold odor and VOCs. This is the appropriate final step โ€” not the first response to water damage odor.
